When it comes time to write an offer, it is required that a pre-approval letter accompanies it. Your lender and I will collaborate to be sure that your terms maximize the competitiveness of your offer.
After reviewing your criteria, we will discuss locations, property types, and conditions that fulfill the majority of your criteria. I will provide sold properties to demonstrate current market conditions. When you find a property that you would like to pursue, we will review the pre-sale disclosure package that includes seller statements, property inspections, and City and State disclosures. We will come up with questions. I will inquire with the listing agent and provide experienced counsel to present the most competitive offer. I will negotiate astutely on your behalf while always keeping your goals as my priority.
Hooray, your offer has been accepted! I will carefully track the escrow process and offer possible solutions to challenges that may arise. I make sure the timeline is strictly followed and documents are completed fully and in a timely manner. I will be present at your escrow signing and will provide a complete file for your records after close of escrow.
